Developing a Community

Raw Land The following topics are intended to give those unfamiliar with residential land development in Calgary a general understanding of the role of a developer. When developing land, there are a wide variety of issues that should be carefully considered, some of which include:
  • Is there a market for the type of development you are considering? If so, what should the "mix" be (single family, multi-family, commercial, etc.)?

  • What are the applicable policy documents? There are many City of Calgary policy documents that prescribe the type of development that can be built based on the area of the city.

  • Site topography and geology.

  • The presence of environmentally significant areas.

  • The current land use (zoning) of the site.

  • The proximity of the site to existing services (water, sanitary and sewer).

  • The 10% Municipal Reserve (Open Space) dedication requirement that is required under the Province's Municipal Government Act (MGA).
These and other factors must be carefully studied, as they will all have impact on the costs associated with developing a community.
